BOULDER COTTAGE TERMS AND CONDITIONS

Boulder Cottage, Trevone, Conrwall PL28 8QJ  |  Self-catering accommodation

Please ensure that you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

General
  • The Property includes the cottage and all gardens and external space.
  • This is a legally binding contract between the property owner, Meg & Robert Harris and the Visitor.  The property owner is also referred to as "we" and "us". The Visitor is also referred to as "you and your"
  • The Visitor is the person who signs or, in the case of an online booking, submits the booking form.  This person is responsible for ensuring that all members of the party accept and adhere to these terms and conditions.
  • Please will you provide the name, age and address (if different from the person making the booking) of all people staying at the cottage.
  • The maximum number of persons occupying the property must not exceed 7 persons and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.
  • Please be advised that no extra overnight visitors are allowed to stay at the property.
  • Bookings cannot be accepted from persons under eighteen years of age.
  • We reserve the right to refuse a booking without giving any reason.

Miscellaneous
  • Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The Visitor accepts that no refunds are available for such discrepancies.
  • We reserve the right to enter the property, at a reasonable time with or without contractors, in the event of an emergency or remedial repair work being required.

Payment Details
  • The booking is taken on a provisional basis until a booking deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed.
  • The balance of the rental charge is payable prior to the start of the holiday and the dates for payment of both the deposit and full payment will be given in the booking confirmation as well as a link to the methods of payment.
  • Failure to pay the deposit or balance in full by the due dates without agreement with us will be treated as a cancellation of the holiday by the Visitor and will result in the dates being released. Please be sure to note the due dates of these payments as reminders are not routinely issued.  If for any reason you are unable to meet these dates please contact us as soon as possible and we will try to agree a solution.
  • There are no hidden extras, and the price includes cleaning the accommodation after your visit however please note the section on Pets below.

Cancellation by you
  • We ask that if you must cancel your booking you inform us by email or as soon as possible.  We recommend that you also check with us by phone that we have received this.
  • A full refund of any payment we have received for your booking will be made for cancellations notified to us no later than 4 weeks before the date of your arrival. 
  •  No refunds for notification after that time will be made.  We will ask you for your bank details should we need to make a refund for any reason.
  • We strongly advise that you take out comprehensive travel insurance to cover any cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

Cancellation by us
  • We would normally only cancel your booking if the accommodation became unavailable for reasons beyond our control.  In this event we would attempt to offer you an alternative date, however if this is not possible, or acceptable to you, then we would refund all monies paid by you. 
  • Our liability would not extend beyond this refund. No compensation or consequential losses shall be paid.

​​Pets
  • One small well behaved dog is allowed in Boulder Cottage, subject to prior agreement with us, for which an additional charge will be made.
  •  All pets must be house trained and must not be left unaccompanied at the property at any time. 
  • Pets must not be allowed upstairs or on the beds or any furniture and please try to avoid allowing your pet to use the garden as a toilet as children play there and it kills the grass, thank you.
  • Please clean and dry off muddy dogs using the outside tap before allowing them inside, thank you. 
  •  The Visitor shall be liable for all damage caused by his/her pet or any pet belonging to the Visitor's party and a charge will be made for any additional maintenance or cleaning required.
  • The property owner cannot be held responsible for any accident or injury to a pet during their stay.

Breakages and damage to the accommodation
  • We do not request a breakage deposit however we ask that you please take care of our accommodation.
  • You are responsible and liable for any breakages or damage which you may cause to the accommodation and its contents. Please let us know of any instances as soon as they occur. However, we do understand that accidents happen, and we do not normally charge for minor breakages, but we may send you an invoice if the damage or breakage is significant or causes disruption to the enjoyment of other guests.
  • Wilful or irresponsible damage will incur the full cost of replacement or repair.
  • No liability will be accepted by us for any loss or damage to possessions, valuables or vehicles belonging to guests or others.
 
Guest behaviour
  • Please note that this is a no smoking property and smoking and vaping are not permitted anywhere in or on the property.
  • Please treat fellow guests, ourselves and any staff with respect. 
  • We will not tolerate any type of unacceptable, abusive, or violent behaviour and in such event you and the rest of your party will be required to leave immediately, and the booking will be terminated following which there will be no refund or recompense for any loss of stay.

Arrival and departure
  • Please note that arrival should not be before 15.00 at the start of your visit.  However, if we have your contact details (mobile and email address) and should the accommodation be ready for you to arrive earlier we will endeavour to notify you. 
  • Please depart no later than 10.00am on your last day.  Should you wish to leave luggage on early arrival please speak to us and we will endeavour to help. 
  • The property owner takes no responsibility for the personal possessions of the Visitor or the Visitor's party. Vehicles and possessions are left entirely at the risk of the Visitor.
